How it works

Evenings, weekends and overflow

Evenings and weekends are when habitability issues get reported and when prospects browse listings. Both are answered and logged, separated by caller type, so Monday starts with a maintenance list that has unit numbers on it and a leasing list with callback numbers.

Forward every call, or use conditional forwarding from your carrier so only unanswered and after-hours calls reach your Get Assistant number.

Limitations

What it will not do

These limits are deliberate, and they are the same on every call.

  • It does not dispatch vendors or contractors, and it does not authorize spend.
  • It does not confirm tours or leases; leasing interest is logged as a request for your team.
  • It does not take rent, card or bank details over the phone.
  • It does not make habitability determinations or give legal advice on tenancies. On every plan, if you've set up call transfer, your receptionist can ask the caller and then attempt a warm transfer to your on-call manager during the hours you choose. If nobody picks up, it takes a message and a callback number instead.
  • It is not an emergency service. Fire, gas odors and situations that threaten safety are directed to 911.

Records contain tenant contact details, unit numbers and access notes, which are sensitive. Limit dashboard access, and consider a call-handling rule that asks callers not to give entry codes over the phone. Privacy Policy and Terms.

Can it tell a tenant from a prospect?
It asks early and records the answer, then follows the question set you configured for that caller type. The record shows which path was taken.
Will it send a contractor out for an urgent repair?
No. It captures the issue, unit and access details and flags urgency. Dispatch and spend authorization stay with your team.
Can it schedule a tour?
It logs a tour request with the listing and the caller's availability. Your leasing team confirms it — nothing is booked automatically.
Can it take a rent payment?
No. It never collects payment or bank details. Rent questions are logged as messages with the unit and account reference.
